Administrador de Fincas - Property Manager

The Administrador de Fincas (administrator or property manager) is a specialist property management professional. Most urbanizations or complexes are run by a community of owners who elect a president from the owners. The community is likely to employ an administrator to manage the day to day tasks. Preparing the annual budget, paying staff (cleaner, gardener, lifeguard) paying bills, and calculating and collecting dues from each resident.

The administrador will organise and preside over each communities annual general meeting and keep the minutes. He will advise the president and members on the procedures and requirements according to the Ley de Propiedad Horizontal (Law the governs communities) and the specific Statutes of the community.

Administradors de Fincas will be a member of a professional body or Colegio. For example the professional body in Malaga is called the 'Ilustrisimo Colegio Teritorial de Administradores de Fincas de Malaga y Melilla'.
