UK Property Rental - 3% capital allowance

I found somewhere information that stated if I claim the 3% Capital allowance annually then this is later applied against Capital Gains taxes when the property is eventually sold, thus increasing CGT. Can anyone tell me if this is true, or not, as my 'accountant' says claiming the 3% now has no affe...

How does one arrive at the value of an annuity that has not yet commenced payment?

For example I have a small annuity that was purchased years ago when the company I worked for went belly-up. I am 63 and the payments (approx. £4000 per annum) are due to commence when I am 65.

Can someone explain the apparent requirement to submit the original purchase cost of UK houses on the 720? We became tax resident in Spain last year (2014) and I don't understand why if I give the original cost of houses paid maybe 20 years ago why Spain should be able to tax me on the gain made for...
