Selling a house/need a lawyer?

We are selling our house and have been told that a lawyer will charge us 1% of our gain after estate agents commissions etc. Our accountant is offering to do it for less. Selling must be less complicated than buying as we won't need searches done, debts checked on house etc. Do I need a laywer?

That is helpful for another time....managed to get it sorted with an engineer but it was his boss that was a Bosch engineer which actually saved me spending 200 euros on a part that I didn't need.... :problem:
