I agree that owners need to be realistic about asking prices, but I also think that sometimes agents seem to prefer a fast sale albeit with less commission. In our municipality, even being married does not suffice. I own 100% of our property, and when we moved to our new address and went to update the padron in 2017, I had to sign a form confirming that my husband had my permission to live there.

I have just noticed from the Renfe website that they say the meal service to individual seats in Preferente on AVE services has now been scrapped. They claim this has made Preferente tickets cheaper, but I probably wouldn't bother to pay the extra over Turista now.

The payment was taken out of my account on 2 July last year (paid in total, not split into two instalments). I don't know if you can pay from someone else's account.

Do make sure you get a certificate of fiscal residence from AEAT before the sale is completed, to avoid having 3% of the sale price retained against CGT liability and having to claim it back.
