So when selling here our home(main residence) and reinvesting in UK main home how do you work out if any what capital gains if your property your buying in UK is less than the selling amount in Spain, I'm talking about the main home exemption now.

Ah thanks you so much Beach, I'm over 65 so I think its only my wife part as its jointly owned, I did see somewhere about having to live in it for 3 yrs but can't find it now.

Yes but how do we work out original purchase price that's the thing, if we bought the land and built the property what figures do we use?.

How do you calculate capital gains tax on new build sale.

We bought the land and built our house completed back in 2006, but for capital gains tax purposes how do we calculate the first part if we sell, do we just add the cost of the land to the cost it took us to build Including all costs and taxes or is the build calculated on a valuation of the property...

Gerry, I think some people set high rate just incase you make a mistake and put the wrong figures in.

Currency Fair, have used them for years, you exchange with another person, you can either take the current offering rate which for £ to € is usually .05(ie if IR is 1.1250 you normally get 1.12) off the international rate or you can put it in the exchange and sometimes get very close to the internat...

Yes thanks elusive I knew that, what I am eluding to from what I have read is that if its your main residence in Spain and you buy again in UK and it will be your main residence there and you have no other property then as UK is still in the EEA then there is no capital gains tax to pay.

Capital gains question

We have our house up for sale here in Spain, its our main residence and we have no other property, we intend to move back to the UK, what will our capital gains tax be on the profit we make when sold, we are 67 and 62 yrs old.

Auto Cozar have a good reputation around these parts, ie Manilva / Estepona, posts on FB Manilva chat very complimentary,went to them myself when looking for a car and found them very friendly and no pushy salesman, just left you to look around.

Sorry yes I know about the declaration, last yr it was over €12,000 I'm still declaring the 11077 euros so it doesn't attract any tax then?.

Gerry, I saw this on your link-If your income is less than €12000 you do not need to declare unless you have more than one source of income and the second and subsequent incomes exceed €1500. Two pensions would count as two sources of income even though you would add them together on your declaratio...
