Does anyone know the process for getting outstanding community fees paid by defaulting owners ?
We have a serious problem with 25% of annual fees currently unpaid (some uk owners, some spanish), some of the debts going back 2 and 3 years !!!!!!!
The Administrator just says it is a slow legal process, and all will be right eventually, but in the meantime this is creating a cash flow problem for the community.
Some owners think there is a "fast track" process for dealing with these problems, but can't seem to find anything out about this.
Any ideas anyone ?

There is a legal process similar to the UK small claims Court, not sure if this would apply to community owners but it is a lot faster, and cheaper, hope you make them all pay the legal fees as well......perhaps Sid or Beach could tell you more about this?

I too would interested to find out more about this process. At our AGM every year it is voted to start legal proceedings against debtors. Some cases have made it to court but I would like to know what is the average length of time to get the debt back with the legal process?
Sampedrena do you have something like a reserve fund in your budget? This is added to the budget to cushion any extra costs or expenses like debtors.

So many communities have this problem (growing by the month) that if there is a fast track I think it may well slow down!! The courts wouldn't be able to handle the workload.
We were told 6 months if the debtors are easily traced etc.

doesn´t the community use an administration company? they will/should know the legal ways to go about this.
