Having a property reformed to which our Ayuntamiento Arquitecto stated that the work we want doing comes under the Obras Menoras title. He instructed us that we still need to use an Arquitecto Technico to visit the property with us and draw up plans of our requirements. We had this done and presented the folder of plans & build costs to the ayuntamiento, but the arquitecto refused it without a 'visado'. Our architect was doing this as a freelance job but has now told us he can't get the 'visado' and needs to involve another acreditted professional, to which there will be an additional charge on top. At this point we have not been given any idea of costs, but was wondering what kind of charges there are likely to be using this additional architect who is authorising work done by someone else.
Do any forum members have any experiences to share with employing architects?

Yes. It’s all a bit convoluted. We had a Technical Architect to make the plans for the reforms on our town house. These had to be seconded by an Architect and passed through the College of Architects, although there is also a College of Technical Architects. The whole project, including the fees of the overseeing Architect were considerably less than the Architect’s fees we paid when we had our finca house built.
Although I am not totally sure I think the whole thing hinges on the complexity of the work. We have has numerous Menos Obras done and had neither an Architect nor a Technical Architect but just a drawing made by our builder. This was agreed with the person in the Town Hall who signs EVERYTHING off irrespective of whether you use an Architect, Technical Architect or Builder or, even, Do it Yourself. There are, of course, fees for that person, as well.

The second architect who is accredited and is a friend of his gave us a price of 5,000€ for building work that will cost us around 27,000€, we went back to the Ayuntamiento so see their in-house architect and he was shocked at fee the other guy wanted and said quote 'there are thieves everywhere not just the banks' He has now dealt with it himself, visited our property and we now have the permission to proceed after paying 1,500€ fee to the Ayuntamiento - Top Banana!!
