Reforming A Property

Hi, I was hoping you could help me with a possible purchase.
Is it a problem to reform a property in a town, mainly inside work, taking down a few outhouses and adding terraces? Would we need a licence to carry out this work and if so would it be a long drawn out affair? What would we expect to pay in VAT on top of the builders quote? Also would there be a charge for licences if needed? The property is in Periana.

Yes, it is certain that you will need a building licence. How long it will take will depend on the amount of work involved. Extending it and structural work may classify it as an " obra mayor" and require an architect and a full set of plans and specifications.

The cost is based on a percentage of the estimated costs. It could be as high as 6% or more depending on the local rules. VAT will be at the normal rate. If you do a cash deal for some of the work, that could give you problems in future when selling as you would not be able to offset any costs against a potential CGT bill.
