Building Licenses

Hello all,

When building an extension, is there a minimum size for which you would need to employ an architect and thereafter change the escritura? What if you're only extending by about four square metres?

Also, if you wish to demolish something on your own land, such as an outside toilet block, which is not linked to the house, do you need a building license?

By the way, some of you may remember a recent posting about our house-hunting nightmares and greedy vendor. We looked around elsewhere and, just as some of you suggested, she came chasing after us with a lower price. So now we're going ahead and from now on will probably be posting lots of questions about building and renovations and the like. Thanks again for all your advice. Hopefully, our experiences of both buying and doing this place up will place us in a better position to actually OFFER some advice every now and then rather than just asking loads of questions!

The rules vary from place to place concerning what is a major work or a minor work.

The only place to find out is from the planning department at the town hall. They will be happy to tell you what the rules are.
