Change of IBI type

Change of IBI type
Have just looked at our old IBI receipts and noticed that in previous years we have paid IBI Urbano, but last year it was changed to IBI Rustico. Does this make any difference, and what would be the implications if we wanted to extend the proerty at any time?

Don't know! But I used to have 2 IBI bills for the campo property every year, 1 urbano and 1 rustico...this year it seems to have been amalgamated to 1 bill that says "todos"...strange...

When are the IBI bills issued. I haven't seen one for either house yet.

Janda, yes it does make a difference, and could be quite a big one, I would advise going and checking at your town hall........

Janda, if your house is on a rustic finca, then as stated, you possibly have 2 referencia catastrales, one urban, one rustic, have a look at the catastro virtual web site, put in the reference number on your bill, and look at what it comes up with, you will probably find there is a urban bit within the rustic bit, which would be fine and nothing to worry about.

Right, went onto the site (thanks Julian and Enrique) but all it says is Clase Rustico, Uso Agrario and parcela con un unico inmueble and the various dimensions.No mention of urbanised part. So I guess we're officially classed as a finca rustico, so if we wanted to add a room would we have to jump through hoops to get permission,or would they say NO and reject it out of hand?

look at the map part(catografia), and see if your building is outlined, click on the "i with an arrow" at the top, and then click on the outline of your house.
the unico inmueble is your house, so that´s ok
you are in a rustic area, so you know you land is rustic, as your escritura presumably states, it would be difficult to extend, but not because your bill states rustic or urban, that´s the way it is in rustic land at present, no change there.
maybe in the future it will be possible to extend

OK, thanks for that, but...........I'm looking for loopholes or wriggles here, what if we converted the garage, or extended on land that is currently designated as terraces - both of which count towards the total ground area of the build? Do you think we could get away with that? (Wishful thinking or what!!!!)
Really, I don't know why I'm fretting over ONE room, when there are approx 100 illegal houses down the road! Maybe I should just join in with the local mentallity and just go ahead and build!
