It appears that stricter enforcement methods (EU rules) will be made to ensure all properties over 50 years old have a current Inspección Técnica de Edificios (ITE) certificate before the property can be legally sold as very few owners bothered with it.

The ‘Property MOT’ must now be undertaken every five years as opposed to the old ten year rule and failure to do so will result in fines ranging from €1,000 - €6,000. If remedial works are required as a result of a survey and are not undertaken, the consequences can be as severe as revoking the habitation license!

The saving grace here is that it only applies to towns and areas with a population in excess of 25,000 inhabitants.
