Partial house letting.
Hypothetically, if I have a house which is split into two apartments is there anything to stop me living in one and letting the other, long term, I am not interested in holiday letting.

I shouldn't thinks so. But better go to town hall as there are rules about leckie and gas annual checks, fire extinguishers etc. They will keep you right on all the bells and whistles

It has to be registered and meet all the requirements such as heating, safety etc. The income will be taxable but there are some pretty big reductions for long term lets.

Hi Lyric, I spoke with an acquiantence of mine today who does this very thing, he bought a house a number of years ago which apparently was too big for him and his missus so he let half of it out on the understanding that electric and water was split down the middle, he's been doing this for a couple of years now with no apparent comeback, obviously he's doing this under the radar but getting away with it !!

M*Al - your experience in the Canaries may be different to Torrox - myself I would be wary of trying something under the radar and would be happier to have it done above board, with the hassle of planning permission if necessary.

For an easier life, if you are going to be having tenants, long-term, I would suggest you make sure you have separate entrances to the house, and even better would be separate entrance to the plot for cars, so that in effect you and the tenant-s have a little contact as possible, to keep it more on a business footing rather than expecting to have friends above or below you. If they turn into friends that is a bonus, but you don't want to be falling over each other on a daily basis!
