NIE Numbers
Some friends of mine from South Africa, a Non_EU Country are coming over to the Alicante Area next month to view properties to Purchase.Please can somebody inform me as to which is the Quickest and Easiest Way to obtain these NIE Numbers in able them to purchase a Property. They intend relocating in July or August this year.

I would suggest that there is no need to panic. It will probably take them a considerable time to find a property (if they daft enough to buy anything here anyway), and they can rent as visitors without needing an NIE. They would need an NIE to open a bank account however, but this can be done when they get here, before transferring any funds.

Although I agree with making sure you have found the correct house with no legal problems at all, I also think moving to somewhere and renting permantly is bad advice as well.peteroldracer wrote: if they daft enough to buy anything here anyway.
I opened a bank account without a DNI as a foreigner and updated the account after I went and got it.

From my point of view, Peter's bad experience isn't a complete reflection of the Spanish housing market and everybody else's experience of living here.
I bought my house 13 years ago and although I would suppose it isn't worth as much as it was maybe 5 years ago but it's still worth more than what I paid for it. Renting would have set me back over 100 hundred thousand Euros in that time as well so I see it as a waste of money over a lengthy period.
I'm also questioning the need for a DNI number to buy a house in Spain or to open a bank account. I certainly didn't have one, although my wife did, when I bought mine. I just went and got one a couple of days after finally moving here, a full 14 months afterwards
Was this a mistake on our part or are they not necessary for non residents?

On the subject of NIE Numbers, I had a conversation recently, while trying to open an account, with a bank manager of a large Spanish Bank who told me that my NIE was out of date and not valid. Mine was issued to me in May 2015 and I then used it to open a bank account with another bank (without any problems) and purchase a property.
I was unware that an NIE had a fixed period of validity. I just assumed it ran for ever?
Has anyone else experienced this reaction?

It might have been that the piece of paper, or whatever, that shows the NIE number was out of date?
I still use my old, out of date, "resedencia" card as it fits nicely in my wallet.
Most places accept it.
However sometimes I have needed the "new" A4 green form to show my NIE number.
But, as already been stated the actual NIE number never expires.

Although the NIE number does not expire the certificate upon which it is printed is only valid for three months.

So it is the same as a Padron - registration is ongoing but the certification expires?
Is it the same for the equivalent for Spaniards, or does the NIF not expire?

You might be asked for an upto date NIE/padron certificate when buying something or doing red tape stuff but as others said the number never expires

As always it depends on the people concerned. Some will ask for an updated certificate for the slightest possible thing but others will totally ignore the three month restriction even when transacting a property.

My NIE, issued in May 2005, doesn't have that bit at the bottom about 'only valid for 3 months', but is it a 'blanket' time frame, irrespective of what it says ?

The restriction was introduced in 2014. If your NIE certificate does not show it then it is not restricted unless, of course, some jobsworth functionario had a row with his wife that morning and decides that it is!

So if I have one that has a three month validity at the bottom of the page - what is the easiest way to update this? Surely I don't have to go through the whole aplication process again? The bank manager insists that it is not valid any more - yet, as some of you have said, I have already used my present certificate to open a bank account and buy a property!!

Sorry, I made a typo error. My certificate was issued in May 2014, not 2015.

Oh, bad news then. As utterly ridiculous and stupid as it may seem, you have to through the whole process again in order to renew the certificate. It sometimes makes you wonder if they really want any foreigners (at least Northern European ones) here at all.
