Valor Cadastral

Postby froggy » Thu Jan 12, 2017 7:44 pm

Hi,

As I'm now on a roll getting my taxes done, I'm puzzled about how to get the valor cadastrals (I have 2 places). The forum suggests I can get them from the IBI receipts from my bank, but looking at the receipt (La Caixa), there is no mention of the value - or anything close.

I do have the reference numbers for the properties - is there a website where I can put these in and get the Valor Cadastral?

Secondly, as I already have the two numbers - how often do they change? Do I need to check each year?

Regards to all.

Hi froggy,

Have a look at............

https://www1.sedecatastro.gob.es/cycbie ... queda.aspx

"I do have the reference numbers for the properties"........... :?: .......... Polígono & Parcela ........... :?:

If you input those and your Province & Admin Town in the above link.........all will be revealed ......the site is a bit slow in responding...... :(

Best to check the valor catastral each year.............I get IBI payment form (usually a two month payment window) from the town hall and pay manually in a Bank.

Try:

http://www.ealia.es/rec

If you have a digital signature or a Cl@ve Pin you can access protected areas of the Catastro web site which contains these details. The valor catastral is not otherwise shown.

Hi Beachcomber,

What was your last post above about............. :?:

From the link I posted you can get the Ref:Catastral...........without a Digital Signature if you have the info of your Plot

i.e Address or Polígono y Parcela

My post was about the fact that the OP wants the valores catastrales which cannot be accessed without a digital certificate. He says he has the 'reference' numbers.

The link which I gave to Ealia is a web site used by many banks from which you can obtain a more detailed version of the bank receipt including the valor catastral.

Virtually every Spanish government web site gives the warning shown in the previous post including AEAT, DGT, INSS and even FNMT/CERES which is the very organisation responsible for the issuing of digital signatures.

Never ever seen it before and am surprised by your statement. Strange that a Spanish government website would give this warning in English.

It is not the website that gives the warning it is the browser.

It was you that said that it was the website that gave the warning and I quote "Virtually every Spanish government web site gives the warning shown in the previous post including AEAT, DGT, INSS and FNMT/CERES" . As you say it is as we know the browser and each browser will act differently as out of the examples you give only 1 out of the 4 delivers the "warning" page, which in my experience is not virtually all.

Pedantry rules, OK.

I have had to override security warnings when initially visiting all of these sites.

Froggy, in case you missed it the site to visit is http://www.ealia.es/rec where you can obtain an expanded version of your bank receipt.

Hi Beachcomber,

Thanks for the link, but my La Caixa bill doesn't have any 6 character reference anywhere at all. The bill is issued by the PATRONATO RECAUDACION PROV. DE MALAGA and they mention a link www.prpmalaga.es (which doesn't work). There are a few refence numbers, but they are either 7 or 8 numbers.

Doubly confusing as it seems that La Caixa support ealia for mobile payments.

I suspect I'll have to get a Clave pin

Prp Malaga is working for me. Did you reach this part of the site:

https://portalweb.prpmalaga.es/opencms/ ... sPago.html

One of the numbers you have is probably the 'matricula' which is required, along with your NIE number, to access the receipt.

If you visit this page I would advise you not to switch to the 'English' version. It is Spanish with English words and is total gobbledygook.

If you get a security certificate warning you will need to override it.

Ah,

I tried www.prpmalaga.es - which was on the bank receipt - didn't have any portalweb precident. Thanks.

This is proving to,be VERY painful! Putting in my NIE, selecting the Patronato and trying all the numbers available for the Matricula I still get no data found!

Where it says 'Organismo' is your municipality listed. If so, select that.

Yes, tried that. - Competa - along with both mine and my wife's NIE. Really frustrating. On the La Caixa receipt, it does say MAT/REF which is clearly the matricula number it is looking for.

Well, I am out of ideas. As everything else has failed, If you go to the town hall with some ID and evidence of ownership of the properties they will be able to tell you the catastral values.

You could also ask your bank why there is no Ealia reference number. I have a friend who is with La Caixa and he was able to access his extended IBI payment in this way.

Thanks - looks like I'll have to do that. I'll email the bank manager and also ask him what's going on.

Just as a final question, does the cadastral value change often?

It largely depends on the municipality. It does not change every year but it may be increased for two years running then not increased again for several years. Every so often there is a full municipal revision but this only happens once every ten years or so. My own municipality has not been revised since 1995.

Just out of curiosity, I tried to access my IBI, & I got the message "No se han encontrado recibos con esos datos.". I'm sure I have used this before with no problem, so maybe it's their system that has the problem ?
