Leaking roof terrace
After the rain a couple of weeks ago we found water leaking into the room below, the ceiling was only wet about a meter from the down pipe, on inspection aound the pipe there is a bit of grey crumbly matter which I assume is the water sealer under the tiles. I’ve contacted the builder who says we can redo the whole terrace or temporary paint a water proof sealer on the tiles.Question is how good is the sealer and how temporary ? Would it be possible to redo a quarter of the terrace around the down pipe as the ceiling under the rest of the terrace was dry ? The terrace is 10 years old. Thank you .

Quickest temporary solution might be to put a bit of gutter under the down pipe to deflect the water away from that area?

I've tried to attach picture but it says error? I've selected attachment and then photo from phone.

One of the easiest ways to attach an image is to use https://postimages.org/

Can someone take a look at the pic attatchment procedure?
Have just tried to upload a jpg of just 172kB, and got "error".
Is our direct upload facility still working?
What is the max file size allowable?

A caution about Third-party image hosting sites
Most of the image-hosting sites will work, and link ok to our site.
Only problem is, they can terminate accounts which use "third party linking", or can block the links.
Photobucket has recently done this bigtime, demanding payments of hundreds of dollars from previously 'free' users.
Result has been numerous forums' posts stripped of photos, and replaced by a blank or warning message.
If we are not concerned about keeping our posts intact, then perhaps this doesn't matter. If we are, then the direct upload facility is the only safe way to recommend.
Not sure of the current status of our Upload/Attach facility.

It won't work for me just using attachments -I assume my photos are too big on my I phone and post images I've tried but don't understand -I have tried for the past 2 hours but it's becoming nearly as frustrating as a leaking terrace ! Thank you anyway for your help -trust me to fail on my first post !

A picture is worth a thousand words... Thanks for getting them posted.
My suggestion is to lift the terrace tiles in the damp area, plus a little way beyond it.*
Then (when dry and de-dusted) paint the exposed area with a generous coat good caucho (recommend TKrom Antigotteras), with a layer of coarse fibreglass mat on top of it while still wet. Finally, still wet, apply a couple more coats of antigotteras over the mat. Total thickness of caucho+mat+caucho will be about 4mm.
The caucho and mat should be taken (a) into the drain-away pipe by a few cm, and (b) up the adjacent wall by a few cm too. This will all form an impermeable 'funnel' for water to exit down the pipe.
Finally, replace the ceramic tiles, having cleaned up the backs, laying them with an exterior tile adhesive, rather than standard cement.
* If necessary, after removing the tiles, also remove 5-8mm of underlying cement, to provide enough space for the added waterproof layer and fresh tile adhesive. Obviously important not to have this new patch of times higher than the surrounding area!
