professional property finder service in Southern Spain
Acting solely on behalf of the buyer, Andalucia.com is offering a buyer’s agent service (also know as relocation agents, buying agent, property search agents or buyer broker in the USA) to people looking for premier property in Southern Spain. The aim of this property finder service is to save you precious time and money to find a home specifically suited to your requirements whether it is on the coast or inland in the stunning countryside.
Drawing on years of experience in Andalucia, we have gathered together the best professionals in the business to offer their services if required. We do not take a commission from the seller like an estate agent so the advice we give is completely independent, but we do charge a working fee and a small percentage of the final price of your purchase ensuring that you receive honest and trustworthy information, highlighting both the good and bad points of the building and location for evaluation. We work on the buyer’s behalf to get the best price from the vendor.
A Change of Lifestyle
There is much to recommend Andalucia, not least being the sunshine, the quality of life and relaxed lifestyle. On one of the many grey days in northern Europe, the thought of Southern Spain with its cloudless blue skies and happy people will beckon. The easy transport connections within Europe and beyond, the internet and global communication make living and working in the region both possible and desirable. Malaga airport has been extended to make it an international hub; Gibraltar airport also has a new terminal and direct access to Spain follows; Seville and Jerez airports are further entry points.
Each member of the Andalucia Premier Property Search team has had over 20 years of experience in the region and has watched the transformation of its infrastructure, technology and living standards.
Andalucia is slightly smaller in land mass than the United Kingdom, comparable in size to Austria or Hungary. There are vast differences between the glamorous world of Marbella on the Costa del Sol for nightlife, tennis and watersports on sun-kissed beaches or the exclusive life of Sotogrande with its polo and golf, and the very Spanish life inland in say Ronda, the flamboyant capital city, Seville or the Sierra Nevada ski resort near the historic city of Granada.
Buying in Spain can have its pitfalls which you must be aware of. Not simply the correct paperwork for the house itself, but are there any issues in the locality you need to be aware of? Does the house you have chosen have mobile and broadband coverage? Is the water from a legal well? Can a terrace be added? These are some of the many questions which we hope we can provide answers for. We work with trusted estate agents and through our network, we also search out properties unique to us which do not appear on the agents’ listings.
Depending whether your home in Spain will be your main or additional residence, the financial implications are of prime consideration. There are well-experienced lawyers, and chartered surveyors who have worked in the area for many years, and who are up to date with the regulations, and most importantly, in whom we trust.
Trust is the key to this operation. We will take the legwork out of your property hunting, and hopefully make it an enjoyable as well as profitable experience.
Our Fees
Just as busy professional people need a personal trainer and a personal shopper, a personal property finder can be invaluable when it comes to finding the right purchase. None more so than in Andalucia in Southern Spain where the choice is great at present: how do you sort out the wheat from the chaff; a good location from a not so good one?
If you would like to use the Andalucia.com Premier Property Search, we would first discuss your requirements in detail, preferably at a meeting, face to face or through a conference call. Then if you are content with the arrangement, we will ask you for a payment of £800 plus VAT and enter into a written ‘buyer’s agent’ agreement with you.
If and when you have decided on a property which we will endeavour to negotiate the best price on, you will pay a commission of 2% on the final sale price.
