Re: CGT REFUND & IRNR 2019
May I ask a further question regarding reclaim of Plusvalia tax. The calculation for payment of ours was as follows: Yearly percentage of increase, 2.3% p.a. for 16 years ownership = 36.8% Catastral suelo for 2018 was 34817.05 so at 36.7% the base imponible is €12812.67 With a tax rate of 20% then €...

Re: fee-free bank account
Thanks Enrique. Good to know. I'm not transferring to another bank, but just emptying and closing the account. We have sold our holiday property so just shutting everything down.

Re: fee-free bank account
Hello - does anyone know if Banco Sabadell charge for closing an account with them? I currently pay approx. €35 per quarter to bank with them as non-resident in Spain.

Re: CGT REFUND & IRNR 2019
We sold our property at the end of January 2019, and have no plans to return to Spain. I am aware that there is an outstanding bill to be paid for 2018 IRNR tax, which couldn't be paid until after Jan 1 2019 (we were non-residents and never rented our apartment out). I have always completed Form 210...

Re: Moving to UK-
On the subject of Endesa, could anyone advise if they charge a fee to change over a contract please? We have this week sold our Spanish property and I do not know if we will be charged a fee to leave. I am assuming the buyer's lawyer will facilitate informing Endesa of the incoming owner taking over...

Re: Comments and queries re FAQ for Non-resident income tax
I have a further question regarding the selling of a property, and what tax you pay for the time you still owned the property in the year of sale. Is it pro-rated to the percentage of the year you owned the property, and how is it paid, if it has to be paid by the end of the following year, if you a...

Re: Comments and queries re FAQ for Non-resident income tax
Hello - is the tax rate for 2018 (payable by end of 2019) still 19% for British non-residents?
Also do you think the 2019 rate (payable by end of 2020) will be apportioned and calculated as one quarter 19% and three quarters 24% because of Brexit (if it happens?).
Thanks

Re: Comments and queries re FAQ for Non-resident income tax
Thanks Enrique. I'm in Municipo Benahavis and according to your link it was last revised in 1996 and partially in 2004, both of which are outside the 10 year rule for applying 1.1%. It looks like it continues to be 2%. In fact now I study my IBI bill I can see the last revision date was 1996...so co...

Re: Comments and queries re FAQ for Non-resident income tax
Thanks. Just to qualify regarding the Valor Catastral increase, the explanation I got was that there had been an increase of 10%, but not a re-evaluation. I'm assuming this means that the Base Imponible is still 2% and not 1.1% of the VC for form 210.

Re: Comments and queries re FAQ for Non-resident income tax
Hi - can I just confirm if the tipo de gravamen to be applied for Modelo 210 for year ending 2016 is 19% instead of 19.5%? Also did anyone else experience a 10% increase in the Valor Catastral in 2016? I found this out when I received my IBI receipt in August. Thanks.

Re: IBI
The impact of a higher VC and reduced % has meant my IBI has reduced overall but, of course, the imputed tax will increase because of the VC increase. Benahavis catastro just confirmed it's a 10% VC increase, not a re-evaluation, so the 2% still applies for this year's tax bill. Swings & roundab...

Re: IBI
Hello - I have property in Benahavis and have just paid my IBI and asked the catastro for a receipt. The receipt shows a 10% increase in my VC to 2015, and to the best of my knowledge the VC was the same for the last 3 years at least, although I only obtained official receipts for this year and last...

Re: New tourist rental law finalised
We have an apartment in Andalucía which we are renting long-term (2 years) for a nominal monthly amount to a friend who works in Spain. The utilities remain in our name although he pays us to cover the bills. Does this type of rental come under the new regulations as it's not a short term 'holiday o...

Re: Tax Form Modelo 210
Ah, yes. An '+' icon also reveals 2004, which is still outside of the 10 years, so it looks like it's 2%
Many thanks.

Many thanks.

Re: Tax Form Modelo 210
That's great, thank you. The only thing I need to understand now is whether I need to apply 1.1% or 2% to the VC as I don't know when the VC was last revised in Benahavis. I know my VC has been the same since 2010 but not sure before that. Is there anywhere I can check online or do I have to wait un...
