Re: Holiday rental

Hola I just been given this list - it is still work in progress - but is as up to date as possible. This year in this area the inspector has a properly produced "tick list" and is inspecting every property Davexf INSPECTOR CHECKLIST 1) A practicable entry path for tourist vehicles, or easy transport...

Re: Holiday rental

Hola In the Cádiz area there are now inspections of the property - the inspector has a long list directory of local information, emergency phone numbers, and a 24 hour phone number for the tenant if there are problems. You must have a tourist plate outside You must have a medical kit, fire extinguis...

Re: importing questions

Hola One thing to note; your date of arrival on Spanish soil is usually taken as the date of the padron. If you import "your goods and chattels" i.e. you bike, then there is no import dury (first registration tax) payable if you complete the importation onto Spanish plates within 60 days. Your campe...

Re: Selling our rural house.

Hola, Bienvenido a España or Welcome to traditional Spain where the wheels turn slowly; you will never change the Spanish, just have a heart attack trying. Chill out and let it wash over you; Yes you need to remind people time after time but the work will get done.... albeit eventually. If you read ...

Re: Buying a rural property - are any legal??

Hola

Things have moved on and there is a new decree 3 / 2019 which helps a lot of illegal properties. There is political will to "get things sorted" as far as illegal properties go. That is not to say everything is coming up smelling of roses, but things are starting to move

Re: Renewing Passports and Spanish driving licences.Update

Hola

After doing my own passport, several friends have asked me to take their photo. There is what was a yellow wall opposite our local Venta which had faded. It is north facing and makes a very good backdrop (until the owners repaint it)!

Re: Buying a rural property - are any legal??

Hola Thank you for that - much appreciated. If you have an AFO you can now apply for a licence of Obra to change your house. Whilst currently it only applies to maintenance, there are plans afoot to allow you to do anything up to but not including rebuilding the house. Therefore you should never nee...

Re: Buying a rural property - are any legal??

Hola To the unitiated newby getting a piece of paper saying the house is "regulated" by the authorities is a piece of paper the Estate Agent made a great fuss about. However if you have an AFO then you should be inscribed on the catastral and have an escritura. Remember back to when you knew nothing...

Re: Buying a rural property - are any legal??

Hola The decreto 3 de 2019 24th September issued by the Junta now allows an AFO inside a PGOU town plan. The advantage of an AFO is the right to connect to nearby services like electricity & drinking water. Depending where you are the AFO can be completed in six months to a number of years & should ...

Hola From memory it was about 2006 that the law was changed to allow non-resident home owners to purchase motor vehicles. Obviously as home owners there is an address for bills etc. but it is the responsibility of the vehicle owner to pay the tax. I wander into the Ayuntamiento and using my NIE get ...

Re: Legal report

At this moment Town hall is not interested in demolition or any other action; they don't want to put people in trouble, because this would have consequences for the attractiveness of a region that is highly depending on tourism. The law of Spain changed in 2012 from memory because of campaigning by...

Sorry Beachcomber but a point of information. The Junta de Andalucía have pronounced that they will tackle the problem of ALL illegal house in Andalucía with Article 9 / 2019 with a decree to follow. Hola As has been said, if the constructions are over six years old AND there are no ongoing actions against the property, then the building will be allowed to stand "as is". The advantage of an "AFO" (asimilacion fuera de ordanacion) is it gives you the right to the normal services if they are close...

Hola I realise that you need committed people but without an actual home for all people it is difficult to justify more than 50 euros a year. I could afford to lose 50€ but 840€ is really a leap in the dark. I attended a meeting which I described as shambolic; it started an hour after the stated tim...

Hola

I have two dogs as a deterrent and also a Maplin 8 camera system. I stress it is a deterrent as they can see the infrared lights of a night and therefore there has to be a system behind it.
