Re: Tax Form 720 Asset declaration
Absolutely right Alpujarran, but it's not the "now" that bothers me. It's any effect future changes to tax laws that may follow this collection of data will throw up. The fact is that expats can only vote in Regional elections, and have no voice in what happens in Madrid and therefore are ...

Re: Tax Form 720 Asset declaration
It is perfectly possible to have assets from which no income is derived (property which is not rented, cash in a non interest earning account, shares which receive no dividends), assets which have been aquired legally by declared funds on which tax has been paid to whichever country of residence at ...

Re: New Law
There have been no amendments to the LPH for some years now, so this "new law" must be a bit of wishful thinking. And, as Sid says, such a restriction would be unworkable. In any event, however much a Community may wish to write its rules to deny services or access to a Debtor, it would be...

Re: Tax Form 720 Asset declaration
One of the Financial Advisor companies operating down here believes that penalties will not be applicable if the asset was aquired with declared income (including under the 2012 amnesty), or was aquired PRIOR to becoming tax resident in Spain. They are taking further advice on this and it will be in...

Re: Unpaid community fees - Is there anything we can do?
Our community has always followed our Administrator's advice and not had any problems. That is, as you have said Fyfin, that outstanding cuotas for the current and past year attach to the property and have to be paid by the new owner (or Bank if a repo). Anything older is the responsibiluty of the p...

Re: AGM
Lyric, can only tell you what our Administrator told us when we had exactly your situation at last years AGM, which was "no problem" - President not available for health reasons, and our Vice President stood in for him as Chairman. When you think about it, it can't be compulsory for a Pres...

Re: Tax Form 720 Asset declaration
Alpujarran, not sure you are right about being traced outside Spain through your NIE, or locating any bank accounts held. But if you are right I would appreciate more information - our community and the local courts are trying to locate a number of debtors in the UK without success, even though we h...

Re: New keys problem
If you are not allowed more than 2 keys, it can only be because this was stated in the original community rules, or was subsequently included by being voted on by owners at an AGM/EGM - neither a President nor Administrator can impose this themselves, it is for all owners to decide. If this has been...

Re: New keys problem
For heaven's sake, just contact the Administrators (in English if you have no Spanish), tell them you need so many extra keys and are willing to pay for them, and ask how you go about obtaining them.

Satellite ADSL
Because of our area's distance from the exchange, 1mb is the fastest Telefonica can offer, and they say there is no forseeable prospect of being able to increase that. Has anyone any experience of satellite as an alternative ?

Re: IBI percentage of Valor Catastral
I'm confused, can anyone throw some light ? My IBI bill shows three separate values, the VC "suelo" and the VC "construccion", which together make up the third value, the Valor Catastral. But, the IBI due is not based on any of these three values. To arrive at the IBI due, the mu...

Re: painting properties
Your President does not have the authority to "decide" on such matters. Whilst individual owners are obliged to maintain their properties in good order and appearance, mandatory repainting can only be agreed by a majority vote at an AGM or EGM. Also, the President can only spend community ...

Might be of interest. Just been told by a neighbour that at 3.00 pm today, Talk Radio Europe are having an "expert" on to discuss the signal situation.

Re: Has anyone actually lost their TV signal yet?
Satandpcguy, you have been an absolute star (and a very patient one) answering questions from posters like me who don't really have a clue about this stuff - I'm sure you'll get your reward in heaven but I hope it comes sooner than that. Another semi-techie question just in case there are problems p...

Re: tax si !
In the UK, if you are buying a property you would normally appoint a solicitor to handle the conveyance. That is all the solicitor will do, it is all he/she is being paid to do. He/she is not there as your personal tax advisor or consultant, so why expect a Spanish lawyer to be one ?

Does anyone have any experience of a carrier called Norwegian Air ? I've not heard of them before but it appears to be a quoted company in Norway, and they seem to run a decent scheduled service between Malaga and Gatwick.

I wasn't referring to fines, but to the up front court fees charged to a plaintiff before the court process starts.

Court Fees
Have heard that the Government is about to approve an uplift in court fees to deter plaintiffs from "jamming up" the civil courts. This incudes, when a Community is pursuing unpaid cuotas from owners, a court fee of E 900 for all debts of E 2.000 +. This seems a horrendous burden on Commun...
