How to find the age of a house?

Postby Steve In Leicester » Wed Nov 23, 2011 9:35 pm

I wasn't really sure where to post this, so apologies if it's in the wrong section.

I would like to know, or at least get some idea, of when my house was built. I've looked at the deeds and there's no mention there. I've searched online for things such as spanish property registers etc. with no real joy. Does anyone have any idea how I can find such information out?

Thanks in advance for any help

Hi Steve,
Have a look at the fittings........if it looks like your Gandma's place then it will date from the 40's

On a more serious note look in the Water cistern, an extension on ours built in '76 had that date stamped in the lid .
I did cheat a bit and spoke to the guy that "built" it.........the original bit in 50's

You may find some outside fittings like sewer/man hole covers with dates on.

If you're out in a village some old timers will know when it was built.
If you're in a town go to the library and look up old photos of the place.
You may have the following...info
Parcela mentioned with Poligono these give your plot location on the Sigpac, I think you can play around with the dates and it will show any changes over the years..from empty field to villa.... 8)
Not 100% sure it was Sigpac I was seeing this on........will do some research if it's of interest.

If you visit the property registry in person you can ask for a far more detailed extract which should go right back to when the property was built.

Assume you've tried entering your property's details in
https://www1.sedecatastro.gob.es/OVCFra ... O=CONSULTA ?
A year of original construction will be given...should at least be in the right time frame.

Hi Hillbilly,
"A year of original construction will be given...should at least be in the right time frame."

Might work better for post-Franco property............. i.e. after 1975

Looks like the records for Jaén start in 1975, having checked some old property built before this time in this area.

Not necessarily - it will give the (approximate !) date of registration !! Ours shows date of construction as 1997 - it was registered in 2006, and the Licence of First Occupation was issued in 2008 (stating the property was at least 10 years old !) but actually built some 70 years ago !

We got a lot of info from the son of the previous owner.... :D

Mine shows a date of construction of 1940 so I know it is at least 71 years old.
I wouldn't think it would show an older date than the actual date of construction.

Thanks for the replies. Hillbilly, that link was exactly the kind of thing I'd been looking for, thanks for that.

I suspected, probably because of the low doorways, that the house was a little older than the date given, 1943 but at least now I have a better idea.

Just a matter of slight concern is that I took the referencia catastral from the deeds, and, according to that website, this seems to relate to next door.

Oh dear - you should get that sorted out asap - you may well be paying their IBI ! Visit your Town Hall and find out when 'the man from Malaga' (Hacienda) comes there - he should be able to sort it out :D
