Nope. I was walking past as it ended but I had a chat to one of the local English guys who gave me a run-down. I suppose it will be on the Frigiliana web site in due course. Here's the page, but I assume you know it already.

Thanks, Fossi definitely came in cheaper than some other quotes. After a few minutes he even agreed to give me an IBA receipt. COst me an extra 21% but at least i can show it's all legal.

Now I just have to flog the apartment....

I have spoken to the Architect Fossi unfortunately I live in Benalmadena and he does not cover my area anyone recommend companies in Benalmadena.

Don't know him personally...I'm in Uk and it was arranged by estate agent... but it was done in a few days and the certs are very professional

No need to edit them, no bug9er reads them. They are simply a pain in the butt for the seller, and a none event for the buyer.

They mean nothing to anyone and the only people who gain are the ones selling them............makes it even more ludicrous having an inspection on a 300 year old town house, what "score" would that get".........and who'd give fig anyway :roll:

As DA says nobody gives a toss about EPC certificates.

We had one done in UK, it was non-invasive so the woman that did it just walked about essentially counting lightbulbs. This woman was extremely busy, it took over a week to "fit us in" and we didn't get the report for nearly a fortnight.

The buyers didn't even want us to have it done in the first place, they weren't bothered but their solicitor insisted on it. Load of Bollox.

My in-laws had one done in UK. They were marked down for having no low-energy light bulbs. Strange because every light had one fitted! Waste of time.

Because when they think they have you by the short and curlies they assume they can name the price, and you'll be grateful to accept. Also they make out as though it's the most imporatant thing on earth..........and you'll be in deep trouble if you don't comply :?

As CM says, when I put a house up for sale recently the Estate agent said he'd arrange the EPC with a firm...........I too got the "we're busy for the next week"...............when told "Stuff it then" they came out the same day.............the inspection was a joke. I can't go into details as I'd swear too much.

We did fall out though :mrgreen:

Wasn't my fault...........he says he needs to check the loft, fair enough, he was miffed there was no loft ladder fitted. He then says have you got a ladder, I said "yes". He asked if he could borrow it....I said "no". It went down hill after that :lol:

It gets better!

I'm told by my legal mate that the buyer can sue if the certificate is not available to him PRIOR to buying. Same goes for a tenant. No certificate for him to see and he can sue.

So the lawyers, buyers and rentes get some lolly as well as the architects.

It's a win win! :D
