When these first came in in UK (sorry !), hubby qualified to do them, but he has never actually undertaken one, as here they are charging around £30, and to do it properly takes several hours - just not worth the hassle ..... :crazy:

I paid 35 pound for the last one I had done, 3 bed detached property, took less than an hour. (UK) :silent:

Just back from our 1 bedroom flat. Fossi was there 10 minutes. €120 including IVA.

Enrique. What do you think? I rent one of our houses to casual holiday people and, while the Ayuntamiento insist I don't need a certificate, for €200+ I'll stop thinking about whether I need a certificate or not. I like a tidy life.

My Spanish agent has stopped demanding that I get one also. His price was ridiculous so refused to get one. However noticed a special offer on groupon.es the other week so might be worth looking for details and keep for the day they find a buyer.

My sister is selling her house in the UK and all the estate agents in that town provide the certificate free of charge and you only pay if you leave them and go to another agent. However, the person who surveyed was a complete nazi and marked her down one band because she has real light bulbs you can see by and a working fireplace .

Sounds like the "Nazi" was doing his job properly then.
Fireplace =heat loss
Old style lightbulbs=inefficient.

Correct. My folks were downgraded in the UK because they didn't have energy efficient bulbs. They alñso have an open gas fire. Likewise - downgraded. That's the rules.

ps - I was charged €125 for my EPC in Spain.
