Hi can anyone tell me what the energy certificate (required for selling a house) is called in Spanish please

Certificado de Eficiencia Enérgetica de Edificios Existences :thumbup: (but my gestor just called it an 'EPC' :D )

On a lighter note..........an Estate agent up this way said don't get a Energy Certificate until you get a definite Buyer as they only last 10 years........... :lolno:
All my best learning experiences start with a problem I need to solve.

I was told that agents for selling or renting could not do anything unless they had your EPC ???

In theory, you should have an EPC in place before you begin to market the property, either for rental or selling, but in practice....... :wink: - this is Spain, after all !

It seems to me that if you're a non-Spanish national it is compulsory. If you are a local then it's quietly forgotten. That is my experience as both a buyer and seller.

Solicitor absolutely not interested in EPC, It is hard to express his apathy.
Having not been asked for one, and having just printed a copy, I then offered it. "If you have you might as well give it me" never saw it again.

Yes TrueBrit I think that seems to be the case.

It even extends to solicitors (where IMHO the standards are generally extremely poor) but even though you're paying the bill the solicitor is not really acting for you - he wants to keep his fellow countrymen happy.

If, like our community did, you hire a solicitor in an action against the local council you may be wasting your money. Despite all the talk before the meeting they suddenly lose their ability to express themselves - they look more like scared rabbits caught in the headlights. It may be connected to the possibility that they see Brits et al as short term fee payers, whereas the locals and the mayor might be around for a lot longer.
