OK so an opportunity has arisen, but i want to go at it with as much knowledge as possible.
1. Can I construct a wooden deck in front of a house on rustic land? or should i put down gravel instead?
2. I have dogs, theres fencing everywhere around other houses, i take it that "putting up fencing" is ok? that will have to be cemented in.
3. I would like to put up a car port for shade for our cars, simple construction, but its gotta be cemented in, is that allowed? Or should i make concrete feet and bolt it to it?
4. I have a shed - its not fixed to the ground at all. Am I allowed to put that on rustic land?
5. obviously I´m not going to extend / lay bricks / lay concrete everywhere / build an extension...
... what can I do? / whats allowed and what isn´t going to get me in trouble with the helicopter?

Don’t do anything at all without clearing it with the town hall planning department and getting a building licence.

As cid says get permission. If your neighbours are Spanish they can probably bend the rules a little more than you.

I´ve been doing a bit more research, and the rules actually changed on june 11th 2019 - heres a new list of things that DONT need a licence. (from malaga town halls website)

but i think that before I buy anything I will go and check whats allowed and whats not.
The neighbours have concreted about 100m2, built a brick bbq / sink etc, made a pergola, and its all on land that doesnt belong to the houses. It would be interesting to see if any of them actually own the land.
I´ve already ordered a nota simple for the land to see who owns it.
and i´m NOT convinced that the estate agent is telling the truth ..

I do not agree with Spanish/British comment.
Personally i have found the Spainsh very honest and helpful.
Estate agents and "used car salesmen" are pretty much same everywhere...

The majority of Spanish are nothing but friendly but when it comes to them and us they always stick together and are very loyal to each other especially in a dispute.
