How long does it take!!
Hi, Can anyone give us an idea as to how long a building license takes to be granted after plans have been submitted.
In March this year we reserved, off plan, a house in Spain with a 2 year estimated completion date. We were told that the plan parcial was applied for in mid Sept, and provided there was no local objections the building license would follow shortly after. We rang at the beginning of Oct and was told the plans now had to sit with local council for 28 days prior to the license being granted. We rangat the beginning of this week only to be told that it was a bank holiday and no info could be obtained?

28 days!! Thats a tad optimistic.
Ours took 18 months!
A lot depends on what you are building and what classification the land is. If they are trying to change it in a plan parcial it could take forever.
On the other hand, if it is just waiting for the Mayors approval it could wait 28 until the next monthly planning meeting.

Welcome to Spain! You need a lot of patience and you have to keep calling in on them to check on the paperwork. Sometimes when you go they have gone to have coffee Or are on a course Or had to go and sort something urgent out But now again you hit lucky.
I used to be indecisive but now I´m not so sure.
How long does it take
The process, like every bureaucratic matter can take forever in Spain. The danger to avoid is starting works before the licence is approved which alcaldes will happily suggest you do. It is becoming increasingly clear that you now have to check that the Junta of Andalucia have approved the plans as the Junta are now declaring some properties illegal even though the Ayuntamienta have issued a licence.

I think it was 30000 in Marbella at the last count.
And that is only the tip of the iceberg.

My building licence took nearly two years.
Much of this time was taken waiting for the application to appear in the BoP because (we were told) the Diputación de Málaga, which produces the BoP, had all of their computers stolen and the had to buy new ones and reprogram them then catch up with the backlog!!

Building Licence
In Benalmadena it takes about 7 months, thats if everything about your project is OK
Our plans were handed in to the college of architects in Malaga and between them and our local ayuntamiento, it was exactly 1 year for the building licence to be given. I think with all the legislative changes, people are frightened to make a decision on granting a licence in case they are wrong and end up "inside". necesita paciencia mi amigo

thanks for all your replies. lots of points raised that we will definitely be bringing up with the developer and our solicitor.
we were prepared for things to move slowly, but i think it is the fact that every date we are given is either changed or has come and gone without any progress or contact being made, you start to doubt if it will ever happen!

Hi there, ref this subject
is a building licence - a Licencia De Primera Ocupacion?
is the Title deeds to a property the Escurtura?

No..primera ocupacion is the certificate you get from the town hall to certify that your building is finished...a building licence is licencia de construccion... licencia de obras or permiso de construccion..and what is needed to start building.s a building licence - a Licencia De Primera Ocupacion?
