Thinking of moving to alcaucin area
Hi.first post.have looked into moving to the alcaucin area.been reading the posts re purchasing selling properties.looks like a minefield .from the right legal conveyancing route to go down .transfer companies etc.is it realy that bad or does it can be relatively smooth.?

It cant be that bad considering the amount of people that have done it. Remember you always hear the horror stories rather than the majority that had no problem..main issues seem to come with illegal campo houses so i guess it depends what you are looking for.lots of peopl on here can advise through experience. Main thing is get a good gestor/lawyer.

I bought a village house recently with all the legal paperwork. The estate agent was very good and organised everything. Went smoothly and purchase went through within a month. Collected keys and went back to notary about a month after that to collect title deeds. Estate agent organised bank account and notary appointment. You need to get a bank account and NIE number first

If you get a good solicitor they can organise the bank account and NIE for you, if you like. I asume that you are moving out here permantely, not just buying a holiday home? If that is the case, you really should do it before the end of the year, and ensure you get your Residencia, etc, as it will be more complicated after the transistion period ends on 30th December. Your rights to remain in Spain won't be the same as they are now.

Campo houses meaning houses in the countryside. A large amount are illegal so you need to be careful if you are looking at them.Solcam wrote:Campo houses....camposol?...

Good points re brexit. All that seems along time ago now.if only we had that to worry about!! Also if its just a holiday home be aware of the 90/180 rule. Gone are the days of spending the winter months in spain

The property market as been cleaned up a lot in Andalucia its not like buying in the past where lots of fincas and villas where built without permission. Moving to Spain is safer on this score, now you can buy with more confidence but still use the proper channels and do not be rushed into any deals, use due diligence.

Thousands of houses were built illegally and it's those that will on the market, despite the DAFO that doesn't necessarily make it legal. New houses cannot be built in the campo so it's only the existing ones that will be for sale.
