building extension

Postby ospsalison » Mon Jul 11, 2005 1:03 pm

Hi,

The builders have just finished building my extension - what paperwork do I need to ensure I get from the project managers to ensure it is all legal?

For the work to be legal the permissions should have been obtained before starting to build.

Um, yes. A well-known phrase involving the words "stable door" and "horse" springs to mind. As do the following:

Building licence?
Planning permission?
Letters of appointment for builder/architect?
Architect's fee quotation?
Receipts for building licence fees etc from Ayuntamiento?
Approved and stamped set of plans?
Builder's receipted invoices inc IVA and guarantee?
Official notification from architect that the project has been "signed off"?
Entry of new building layout/size on escritura?

There are no doubt more but it's late and it's been a loooonnng day....

I have copies of the planning permission and licences etc - I didnt know if the builder was supposed to supply me with something at the end of the build to get the escritura updated.

Thanks Silver,

I think that reply was meant for me (another posting about planning permission). The toilet block is bang in the middle of the patio...and in the very spot we have earmarked for an outdoor kitchen.

No, it's at the back of the house. The paved part of the patio is quite small and this 'toilet block' (God only knows why it was erected in the first place) takes up about half of it!
