selling a property

Postby morlandg » Sun May 24, 2015 2:25 pm

Can someone tell me what the procedures and the potential costs are for obtaining a Cedula de Segunda Occupacion and a Certificado de Legalidad for our house in the campo?
We don't have a Licencia de Primera Occupacion, the house was built we think in the 1940s and was an old schoolhouse and church combined with the schoolteacher living in the house. A lawyer completed the legalisation of the house in 2013 and when we asked for a LPO we received the verbal reply that Sedella town hall was too busy with it's Master Plan and therefore was not issuing these documents currently. Now when we are in the process of selling the house the estate agent has told us that the Notary may well ask for the above documents. So we need to know how to obtain them. All help most welcome.

Depending on what form the 'legalisation' took you may well need an 'AFO'.

See here for details:

The cost is impossible to calculate. In Coín, for example, it can cost thousands of euros and in the neighbouring municipality of Alhaurín el Grande it costs only a few hundred euros.

Does the property conform to the details on the Catastro? If the house is that old you should be able to obtain a genuine certificate of antiquity. Without checking the details at the town hall it is really impossible to say.
Let's go Brandon!
