I know a proper septic tank is needed for the DAFO although some people we know have been lucky enough to sell to purchasers who have not asked for it to be done. I also know of people buying houses with new septic tanks but reconnecting the pozo negro as it works better. So many plastic septic tanks have been installed without the weeper pipes taking the water off, and the ones I have encountered have smelt awful too due to poor installation.
When we lived in France they were inspecting all septic tanks (which we had to pay for) and the report came through just as we were selling saying we needed to replace our existing one. Luckily, the agent and ourselves agreed to drop the fee/price accordingly so that the new owner could install it at no extra cost to themselves.

DAFO now needs a second tank for the grey water. At least that’s the regs they’re applying in Frigiliana. Of course once the DAFO’s been granted plumber fits a tap on the grey water tank...
