Timescale to sell a Property?

Are there any official figures stating how long it takes to sell a property in Andalucia? Have read figures varying from 2 or 3 years, even 4 years for the newer blocks. In Florida official time taken to shift a property is 117 days and they are supposed to be in crisis, don't know what word would describe the Spanish market!

Statistics can be manipulated to suit anything, it seems to all depend on the pricing and level of demand for that particular kind of property in that area........

USA figures for sales etc cannot be really manipulated, they are compiled from official sources. If the Spanish were manipulating theirs surely they could get the years down a bit :wink: :lol: (or does it really take 5 years!)

Saw a description of Spain's property market in New York Times which said it is in "Acute distress"

My wife has friends who work in real estate agencies in the US, one in New York and one in Des Moines, both say that although the market is considered bad there, properties are still selling, however they do market properties in a completely different way to here i.e. more professionally.

I worked in an estate agents for the first 2 years that we lived here - until mid 2006. Many of the properties that we had listed are still for sale. My friend has a 3 bed pueblo house in Rio Gordo (Axarquia) that has been for sale for approx 4 years. I would say the average is probably 2 to 3 years. I did feel that the owners were asking too much for their properties and although the Brits were happy to negotiate, the Spanish put the price UP when a client showed interest!! A local developer in Torre del Mar is offering 2 for the price of 1 with 2 bed apartments starting from 165,000 euros - bit like shopping at Carrefour!

I was at a dinner the other night and one couple mentioned that they were thinking of selling their appartment, when I bumped into them three nights later they told me they had found a buyer the very same evening of the dinner, and had now received the deposit !

Heard a similar thing today Julian, a friend has sold an apartment to Spanish Buyers, but did knock 25k off the price, which is quite a lot as it wasn't a top end apartment.

Julian - by the Eroski shopping centre exit Velez Malaga - big billboard up 2 for the price of 1. Same billboard was up close to my home and I stopped the car to read it as couldn't believe my eyes!! Prices starting from 165,000 euros.

You are correct Julian. It is 2 bedrooms for the price of a 1 bedroom. If it's too good to be true then it isn't true.

ps... my house now on the market for about 2 years. It's not that buyers don't want it - we haven't even had a viewer.
