Energy Performance Certificate

As from 1st June 2013 every property in Spain for sale or rent will now need an Energy Performance Certificate. Anybody out there aware of this?

If it is anything like the UK ones then they're not worth much! Friends selling a place in the UK queried with the company that oversee the EPCs why it only got one star rating for loft insulation and a note that it is 'assumed no insulation'. Their loft is boarded but insulated and they were told the inspection is 'non evasive' so they won't do anything other than just look and if they cannot see the insulation they have to assume their isn't any!

Sounds to me that it is exactly that! Perhaps if it was non-invasive it would explain the lack of proper inspection.

If it is anything like the UK one it is simply a scam under the banner of "save the whale" to steal even more money from the masses.

I've recently had one done in the UK for a house we've put up for sale.............I tell you in all seriousness the f***** walked aimlessly around the property with a surly atitude clutching his clipboard and the biggest task he undertook was to count the lightbulbs...........he knew nothing about anything and relied on me for the answers :?

Needless to say we fell out a bit as I was handing him his ill gotten 60 quid :mrgreen:

Can you see the point of an energy cert for the typical Spanish flat/villa/campo property all of which have been built with no thought at all for insulation,where windows don't fit and double glazing is the work of the devil.
It's totally irrelavent.

Well we will fail, just one window double glazed and no insulation in the walls or ceilings. What happens if we do not have a nicely insulated house?
Just a thought, we do have energy saving lightbulbs :thumbup:

In the UK there is no failure! All it means is that your property could be better. So what?

We sold a property in the UK, the EPC cost us £200, all it ensured was that the buyers could get their bank loan!

Total load of B ollocks!!!

They are useless. When we were viewing houses everyone had a similar graph. Just another stupid idea from Brussels. Has even less relevance to Spanish houses.

LOL ..... I didn't think that sounded right but couldn't think of the word ...... a senior moment :oops:

We had an EPC done in France, together with an inspection for lead and termites and 2 men went around the house with an old screwdriver occasionally prodding the odd beam or doorframe. I think that cost us around 200€ and they somehow managed to produce a 30 page document from that 'inspection'!

When ours was done in UK before selling a few years ago we were marked down because two of the many bulb holders in the house contained non-energy efficient bulbs! When I asked if we would get a higher rating if all the bulb holders were empty there was just a shrug of the shoulders.

So the end story is if we want to rent or sell a house we need one I need one as I rent property out what do I need to do anyone here recommend a company to contact.

Contacted a company called SIMPLEGEST SL they quoted me on 225 m €405 + IVA seems a lot of money what do you all think

The prices start from 250+iva for a small house.Apprerntly the spanish minister was telling energy efficiency people that he thought a reasonable price to be charging would be 6-7€ m2 !!!! they all fell about laughing. Where do they get these half-wits from ?
