The amount of €250 + IVA is for 100 m house over 200 m is €500 + IVA

I wonder if my landlord will send anyone round to carry out an inspection - hmmmmmmmmmm :roll:

If already under a rental contract in Spain, he does not have to for an existing rental. Only when you renew the contract.

Spoke to 3 different couples on saturday & all 3 said they had taken there houses off the market in Spain due to the cost of the EPC.

My house has been for sale for almost 2 years.
Will I need an energy certificate or does it apply to houses put on the market after June 1 ?

Cue the conspiracy theorists - it's all a deliberate ploy to shrink the numbers of unsold properties on the market in Spain, then! Gosh, they were slow off the mark there, must be that Monday morning feeling. :)

No , you need one. The estate agent should have contacted you & explained. The estate agents , both Spanish & English , had contacted all 3 couples I mentioned. They 'll have to do something as the agents will be going out of business !

My understanding was that the certificate will have to be produced at the point of sale i.e. at the notary, but not necessarily before. Am I wrong? Hardly any agents insist on an up to date nota simple, so I can't imagine any will bother with the EPC.

I think that is wrong, it is required to be with the details of property the estate agent has, from the first of June existing property for sale has a week to apply for an epc and another three weeks to obtain it. This is in the law but what happens in reality?

the fact that you might not be able to gt one in the time period won't stop them fining you! Even if there's no one in your area doing them . :lol: The fine is apparently 600€ first time ,rising to 3k if you still don't get one.

I was told by Dream España that the price is fixed no matter the size of the property. I don't know if you have to have your house with them or not. We are keeping our large house and possibly selling the small flat. Dream España have the small flat.

This is getting more confusing. I have just read this on another site although I can't verify how accurate it is.
The Junta de Andalucia in Sevilla, have just notified me that the new decree on the obligation to obtain a ENERGY CERTIFICATE has been published in the State bulletin and not on the Automous Government of Andalucia's Bulletin and that,, until this is published it does not become law. According to our Regional Government, those who live in Andalucia, do not as yet need to comply.

Energy certificate
Registering property
Insurance
Handing photocopies of passports over to the guardia

More or less the same rules as hotels.

It was a post on a thread on the Axarquia Info facebook page where people are discussing this same topic. Not the most authoritative source but that person was quoting info they had been given.
