Although Extremadura is top of the list for increase in house prices — not hard when you start from a low base — Andalucia still looks healthy.

Not really seeing it here in our town in Almeria, maybe because it's not a tourist area. A lovely 2 bed 2 bath villa in a nice position with pool etc and furnished just sold for €175,000. Here it seems mostly other Europeans buying as opposed to Brits.

Friend has been trying to sell hers in Alicante for 3 years. Nice little village and not overpriced.

Know a few Brits who are selling up, i think some people are evaluating their finances..When people bought their 2nd homes in Spain both covid/Ukraine war didn't exist and no one was prepared for their lives being turned upside down followed by all the price rises. The 90/180 rule is despised by many and is off putting, i imagine the majority of brits buying now are golden visa buyers.

I would love a golden visa. There is only one small issue stopping me getting one.

The EU has what I feel are very sensible rules on who can and cannot come to live there, designed to keep out those likely to not contribute to the economy. The NLV (non lucrative visa) lays down reasonable levels of income, wants proof that applicants are not bringing serious disease and will be able to pay for their health cover. The Golden visa does the same by accepting that if one can afford to buy a property at €500k plus, they can afford the other costs like utilities and food etc.

Many counties have one.
The UK's golden visa scheme has been suspended due to the many dodgy characters who were given one.

You hit a chord there Mark, not everyone with the means to a golden visa is above board and Spain is a bolt hole for many corrupt rouges.
Before Brexit many brits lived full time in Spain who were not above board, right or wrong they lived under the radar but they contributed to the economy.. Unlike the Uk Spain hasn't a reputation for being a welcoming country who dish out benefits and homes to non Spanish nationals so most people moving to Spain move with an income of some means which is evident by the members on here.

Pamela - when we came in the 2000s there were lots of people living “under the radar” whose only contribution to the economy was what they paid for food and drink: no IBI, no income tax, no road tax/ITV/insurance.. they simply seemed to have moved from a benefits economy to a scrounging one.

I've recently read that Portugal is thinking of ending its Golden Visa too.

But you must be resident so you can live there without a visa.

You can get a golden visa if you move to Spain and buy a property at over €500000.
This avoids the need to go through all the proofs of income etc that are part of the Non-lucrative Visa. Not sure about health insurance requirements.
