Although Estepona doesn't have the "ritz" of neighbouring Marbella, Estepona retains the charm of a traditional Andalusian fishing village. Estepona property districts

If you are considering buying ground floor apartment in Estepona, here is an outline of the different districts to consider.

Town Area
Outside the old town but still in the town area there are a number of Ground Floor Apartments and town houses of all sizes (one to four bedroom) available to purchase. The older apartment blocks were constructed in the 1970s and the newer blocks were constructed since 2000. Of these new apartments many are located on or near Avenida Juan Carlos I, and Avenida del Mar.  

Port Area
There are always Ground Floor Apartments for sale in and around the port and marina which is located near the punta Doncela lighthouse;  one km away from the old town centre. Property here still offers the convenience of shops and bars and restaurant within easy walking distance and open for extended hour seven days a week. 

Coastal Strip
There are a large number of housing complex along the coastal strip both east and west of Estepona town. Those on the sea side of the A-7 / N-340 coast road offer easy access to the beach. Housing Complex on the mountain side of this coast road tend to be larger.  These complex will comprise a mix of ground floor apartments, townhouses and villas.

The coastal strip extends from the outskirts of Estepona town to the municipal boundaries which extend as far a s 15km. This is important as you may or may not want to be this far from Estepona town, on the other hand you may want to be 15km nearer to Marbella and the airport.  The municipal boundary is River Guadalmina at the turning for Benahavís village. Property east of Estepona (towards Marbella) generally commands a higher price than that west of Estepona town.   

Inland
Inland from the coast there are numerous small access roads with tracks leading individual rural properties. These can range from small basic country houses to modern spacious villas with swimming pools. It is especially important have a lawyer check the property deeds and paperwork when considering purchase of a rural property.
